Once you engage us and return your signed Authority & Terms of Engagement, along with your completed Disclosure Statement Checklist (inc supporting documents) and payment for search outlays, we’ll get started.

Under Queensland’s Property Law Act 2023, sellers must disclose:
- A copy of any mandatory notices, orders, or applications under relevant legislation
- Complying notices for owner‑builder work from the past six years (if applicable)
- A CMS (Community Management Statement) and Body Corporate certificate, if relevant

While there is no formal expiry date, the Disclosure Statement must be true and accurate at the time it is given to the buyer.
If circumstances change (e.g. updated body corporate levies or a new Council notice), you must notify us and request an updated statement. Failing to provide accurate and current disclosure can give the buyer rights to terminate the contract up until settlement.
